What are the disbursements?
Disbursements are out of pocket expenses incurred by us in completing your purchase. They include:

The compulsory property inquiries such as :
Section 603 - Council Rates
Section 66 - Water Rates
Section 47 - Land Tax Certificate

(The other highly recommended inquiries include:
Roads & Trafic Authority
Local Electricty
 
State Rail
Department of Education
 
Transgrid and etc.)
 

Agent's stamping and Settlement Fee
Final Title Search
Certificate of Currency (Mortgagee Requirement) 

Office Expenses

You should also budget for the following costs with your purchase:
*Pest & Building Inspection Reports
 
*Strata Inspection Report
 
*Stamp Duty

We require an upfront non-refundable deposit of $250 with the balance being payable on settlement of your proeprty.

Title Searches

Deposited Plan/Strata Plan
Any Dealings
Section 149 Certificate
Drainage Diagram
Agent's Settlement Fee
Office Expenses

We require an upfront non-refundable deposit of $360 when you instruct us to prepare your contract. The balance is payable on settlement of your property.
